How mortgage refinancing works involves paying off an existing loan with a new one, requiring meeting lender criteria such as credit profile, income verification, and debt-to-income ratio. Hard inquiries may temporarily lower your credit score, and denial is possible if requirements aren’t met. Mortgage rates have remained elevated, near 7% for 30-year fixed loans, despite expectations of cuts following the Federal Reserve’s rate reductions in late 2024.

As of Q3 2024, 82.8% of homeowners had rates below 6%, creating a lock-in effect. However, relief began in late August/early September 2025, with rates trending down to around 6%. The Fed cut rates by 0.25% in September, October, and December 2025, but rates spiked in March 2026 due to Operation Epic Fury in Iran and rising gas prices.

While a ceasefire in June 2026 briefly lowered rates, they remained elevated. Refinancing may be beneficial if rates are at least 1% lower than current rates, for tapping equity, changing loan terms, or switching mortgage types. Upfront costs (2%–6% of loan amount) include origination fees, appraisals, title insurance, and attorney fees.

Common refinance types include rate-and-term, cash-out, no-closing-cost, and streamline refis (for FHA/VA/USDA loans). Shopping around for better rates is advised, though staying with an existing lender may offer incentives.
